What every piece is checked against

Before anything reaches you, Launch Your Real Estate runs it against your industry’s advertising rules. These are the lines it will not let a draft cross.

  • Any reference to race, colour, religion, national origin, sex, familial status or disability — of a neighbourhood, a current owner, or a hoped-for buyer
  • Describing who a property or area is “for,” or who “should” live there — describe the PROPERTY, never the people
  • Household proxies: “family neighbourhood,” “family-friendly,” “great for families,” “perfect for young families,” “ideal for empty nesters,” “bachelor pad,” “young professionals,” “for retirees,” “no children”
  • “Adult community,” “seniors only,” or “fifty-five plus” unless a verified, legally qualifying senior-housing designation is on file
  • Safety and character proxies: “safe,” “safe neighbourhood,” “low crime,” “crime-free,” “nice area,” “quiet community,” “desirable,” “exclusive,” “up and coming”
  • School quality as a selling point: “good schools,” “great schools,” “top-rated district” — name a district factually if asked, never rank or characterise it
  • Religious or ethnic proximity: “near the church,” “Christian community,” or naming a community by the ethnicity of the people in it
  • Accessibility characterisations about occupants (“not suitable for wheelchairs,” “able-bodied”) — state the physical feature instead (“two storeys, no first-floor bedroom”)
  • Steering of any kind: suggesting or discouraging an area based on who the buyer is rather than the criteria they gave
  • Audience targeting or exclusion by any protected class, in a caption, an ad brief or an image brief
  • Publishing any piece without the agent's own licence number
  • Publishing any piece without the brokerage named, wherever the jurisdiction requires it — and it usually does
  • Presenting the agent or team as a brokerage rather than as a licensee within one
  • Naming a former brokerage, or a brokerage the subscriber has not confirmed as current
  • Publishing a consumer-facing piece without Equal Housing Opportunity
  • Any sales volume, transaction count, days-on-market, list-to-sale ratio, ranking, award, rating or client count the subscriber has not supplied and confirmed as current
  • “#1,” “top,” or “best” without naming the exact measure, the source and the period
  • A guaranteed sale, a guaranteed price, or “sold in X days” as a promise
  • A promised percentage over asking (“I'll get you ten percent over list”)
  • Appraisal, loan approval, inspection or closing outcomes stated as certainties
  • “Guaranteed,” “risk-free” or “no risk” framing of any part of a transaction
  • A market forecast stated as fact — “prices will rise,” “rates will drop,” “now is the bottom,” “buy before it's too late”
  • A market statistic without a citable source in the same sentence
  • Any figure at all that no approved fact in this pack licenses
  • Describing Launch Your Real Estate, this hub, or its AI inside the subscriber's own marketing — their audience is buyers, sellers and referral partners, not people shopping for marketing software
