Video Scripts

Written for the hybrid pipeline: humans on camera for the open and close, the voice clone and b-roll for the middle. Copy what each tool needs.

1 · Record the bookends

Phone, quiet room, eye level. One sitting can bank a month of intros and outros — read them all back to back.

2 · Descript cleanup

Drop the takes in: Studio Sound on, remove filler words, Eye Contact if needed. This is where an okay take becomes a good one.

3 · Generate the middle

HeyGen (UI, not API — API needs its own credit pack): paste the AI VO text with the person's cloned voice. Higgsfield renders the b-roll prompts, 9:16, no audio.

4 · Assemble in Descript

Intro → VO middle with b-roll layered over → outro. Auto-captions on everything. Export 9:16 and it goes to the scheduler.

Starter scripts

Warm, local, specific. Describe the property and the market — never who a place would suit, which is the Fair Housing line.

  • Walk one room properly

    FULL RECORD · ~40s

The most reliable format there is. Works on any listing, any week.

    ON CAMERA

I'm going to show you one room, and I'm only going to tell you what's actually here.

    AI VO

[Walk slowly. Name what you can see — the light at this hour, what the floor is, where the door goes, what you can hear from the window. Say what is there and let people decide what it means to them.]

B-roll: Handheld slow walk through a room, natural window light, no music, cinematic 9:16

    ON CAMERA

That's the room. If you want to stand in it, the address is in the caption.

FAIR HOUSING: describe the PLACE, never the people. No 'perfect for families', no characterisation of the neighbourhood or who lives there. No claim the listing does not support.

  • What actually sold near you

    FULL RECORD · ~35s

Monthly. It is the post that makes you the local expert without saying so.

    ON CAMERA

Everybody's got an opinion about the market. Here's what actually happened near [area] last month.

    ON CAMERA

[Give two or three real, checkable facts: how many sold, roughly how long they sat, what moved fastest. Source them to the MLS. No prediction about what happens next.]

    ON CAMERA

That's it — no forecast, just what happened. Ask me if you want the numbers for your street.

Only MLS-checkable figures. No predictions, no 'now is the time to buy or sell', and nothing about who a neighbourhood suits.
